Short-term rental accommodation refers to furnished stays ranging from a few nights to around three months. Our fee structure is simple. We charge a flat percentage of the nightly rate, between 18% and 20% including GST, depending on your property’s quality and how many homes we manage for you. If you don’t earn, we don’t earn. Guests cover all cleaning costs at the end of each stay.
We’ll take care of that for you. We list your property across major booking platforms using our centralised management system, including Airbnb, VRBO, Booking.com, Expedia, and others. We also work directly with relocation providers, insurance agencies, and business networks. Our returning guests are part of the Sepal Select program, which encourages direct bookings and repeat stays.
When you book a consultation with us, we’ll provide a tailored earnings report based on live market data. We benchmark your home against similar properties in your area using real-time pricing tools, not estimates or assumptions.

Absolutely. Our in-house team can fully set up your property for the short-stay market, whether you’re starting from scratch or refreshing an existing space. We manage everything, from furniture selection to final presentation, through our Sepal Style service.
Bookings made through major platforms include public liability coverage. Traditional landlord insurance usually doesn’t apply to short-term rentals, but we can connect you with providers who specialise in this space.
Our team thoroughly inspects the property after each booking. If any damage or missing items are found beyond normal wear and tear, we pursue recovery directly from the guest responsible.
We coordinate all maintenance through trusted local contractors. Any reported issue is logged, managed, and resolved by our team promptly and professionally.
We’ll take care of it. Our local team is on call from 9am to 8pm daily, and after-hours calls are directed to a dedicated manager. You’ll never be contacted by a guest – we handle it all on your behalf, with real people on the ground.
