— COMMON QUESTIONS
Everything you need to know about
Airbnb Management
in Perth
Still have questions? Our team is happy to chat. Call us or submit your details above and we’ll be in touch.
How much does Sepal Stays charge to manage my Perth property?
We charge a straightforward commission on revenue generated — there are no upfront fees and no charges when your property isn’t booked. We win when you win. Contact us for a personalised quote based on your property’s location and size.
Can I still use my property when I want?
Absolutely. You retain full control of your calendar. Simply block off the dates you want to use your property and we’ll manage everything around your schedule.
How quickly can you get my property listed?
After signing up, we typically organise a professional photoshoot within a week, followed by listing creation. Most properties are live and accepting bookings within 5–10 business days of onboarding.
Do you manage properties outside of Perth CBD?
Yes — we cover a wide range of Perth suburbs from Joondalup and Scarborough in the north, to Fremantle, Cottesloe and Rockingham in the south. Our team is happy to chat. Call us or submit your details above and we’ll be in touch.
What happens if a guest damages my property?
All bookings include up to $50,000 AUD in damage protection coverage. Sepal Stays manages the entire process on your behalf — documenting incidents, submitting and following up on claims, and coordinating repairs so the property can be restored and returned to operation as quickly as possible.
See how to handle Airbnb guest issues: A practical guide
This protection is supported by our guest screening system, which allows us to maintain strong control over who stays in the property. Potentially high-risk bookings are identified and addressed well before arrival, helping prevent issues before they occur while protecting both your home and your income stream.
Do I need to furnish my property first?
Not necessarily. Sepal Stays offers in-house styling and furnishing as part of our service — we style your property to maximise its nightly rate and guest appeal. We’ll let you know what’s needed during our initial assessment.
Is a co-host the same as a professional Airbnb manager?
No. A co-host helps with day-to-day tasks, but the responsibility stays with you: if they are unavailable, you are back on call. A management company brings documented systems, backup staff and suppliers, insurance and claims handling, and accountability for how the property performs. You keep ownership and control of the calendar; we carry the operational load.
What happens if my cleaner or property manager is unavailable?
Nothing changes for your guests. Every property runs on documented procedures rather than one person’s memory, and we keep backup cleaners, linen suppliers and trades on call. Sick days, holidays and last-minute same-day changeovers are covered without you being contacted.
Do you handle difficult guests, complaints and neighbour issues?
Yes. We vet bookings before accepting them, respond to guest complaints directly, and manage noise, parking and neighbour or strata concerns on your behalf. Where a stay needs to be ended early or a refund negotiated, we handle the platform dispute and keep you informed of the outcome.
Can you help with WA STRA registration and strata approval?
Yes. Short-term rental properties in Western Australia must be registered, and strata schemes and local councils may set their own conditions. We walk you through registration and what applies to your building or suburb before your listing goes live, so compliance is sorted from day one.
